Villa Cozzo Rose is a splendid luxury residence with private garden, nestled in the heart of the countryside of Modica, in the south-east of Sicily. The property has been obtained, through a wise renovation, from an antique farmhouse dating back to the early years of the last century, therefore has kept the architectonic characteristics of the traditional Sicilian countryside houses, without sacrifing the requirements of modern comfort. Among the architectonic characteristics that the villa has kept, you will find the "baglio" (1500 sqm), that is a Sicilian rural building surrounded by walls that opens onto a spacious courtyard.

A charming porch overlooks the "baglio", furnished with an industrial kitchen, dining table, wood-burning oven and a charcoal barbecue. The porch is separated from the outside by electric shutters, so it can be easily closed or opened, depending on how you intend to use it. Next to the porch, there is a bar corner overlooking the large swimming pool (9 x 19 m), equipped with parasols, sunbeds, deckchairs, lounge area, showers and changing room, and surrounded by a green lawn with palm trees, olive trees and other typical Mediterranean plants (lemon, orange and pomegranate trees). The swimming pool is reachable by a slide or by stone stairs. It has also been projected to be usable by disabled people, as it has a large slide to permit all wheel chairs to get into the water with no problems.

Lastly, the outdoor spaces are characterized by: a large barbecue area with stone seats up to 50 people; table tennis and table football for the amusement of both adults and children; a central cistern from which it is possible to get water through an old mechanical system to be activated manually; a multifunction dance floor (250 sqm) surrounded by a green lawn and embellished with pergolas and bamboo.

Villa Cozzo Rose is just a 15-minute drive from Modica (south-east of Sicily), the city of a “hundreds churches”, a UNESCO World Heritage Site (2002), part of the “Val di Noto”.
Modica is full of Baroque-style buildings and churches (including the wonderful Church of San Giorgio). The town also enjoys a lively nightlife, and is now known throughout Italy (and the world) for being the location of the Italian TV series “Inspector Montalbano”, based on the detective novels of Andrea Camilleri, a renowned Sicilian writer.
Val di Noto, in addition to Modica, includes seven further cities (Noto, Palazzolo Acreide, Ragusa, Scicli, Catania, Caltagirone and Militello Val di Catania) which were decimated by an enormous earthquake in 1693 and rebuilt in what came to be known as the “Sicilian Baroque style”.

This area is full of archaeological finds, landscape beauties, Baroque monuments and boasts an excellent food and wine tradition.
We also recommend a visit to the Vendicari Nature Reserve (a natural oasis where bathing is allowed) and to the Oriented Cavagrande Nature Reserve (where you will find some beautiful ponds).
Lastly, Villa Cozzo Rose is located in a strategic position to reach the sea. The most beautiful and closest beaches are those of Pozzallo and Noto, but also the beaches of Marzamemi and San Lorenzo are easily reachable by car.

Dependance 1: The first dependance consists of 1 double bedroom with private bathroom, another double bedroom and a single bedroom with shared bathroom. Dependance 2: The second dependance, furnished in a modern style with spacious and bright spaces, is equipped with a kitchenette, a large double bedroom and a large bathroom with shower (also suitable for the elderly and disabled people).
Air conditioning is present in all bedrooms of the main building and dependances (except in the single bedroom) and also in the porch.

Our Opinion
Splendid luxury residence with swimming pool, porch and barbecue area, located a few km from Modica, in the south-east of Sicily. Suitable for handicapped and elderly people, it is the ideal accommodation for groups of friends and families wishing to spend a pleasant holiday in the magnificent "Val di Noto" with its picturesque villages.

This property for rent is not a hotel, agritourism, B&B or similar, and therefore by law, extra services similar to those you may find in these types of accommodations, such as a reception, concierge or security, receiving mail, provision of meals and drinks, cleaning and change of linen during your stay, and amenity kits with soaps etc. are strictly prohibited.
