The condominium has a large garden and there is a 5 minute walk and stairs(30) to do from the entrance to the building to the apartment.
Parioli is one of the most elegant and residential neighbourhoods of Rome, not far from the city centre. It is full of high-level restaurants, cinemas, theatres and stores of the best brands. It is located between two large parks: Villa Ada, ideal for sports lovers, and Villa Borghese, an enchanting setting for pleasant walks to Via Veneto, Piazza di Spagna, Piazza del Popolo and the famous Borghese Museum. Interior Description

This apartment is located on the 4th floor. The elevator reaches the 3rd floor and there are 2 flights of stairs to be done to reach the apartment, from the entrance of the building to the elevator there are stairs(10). On entering you will find the smaller bedroom located immediately to your right and then the spacious living room. The bedroom with the bathroom ensuite is to your right and the kitchen with the access to the terrace to your left.

The apartment has 2 bedrooms. The main bedroom has a double bed, bedside tables and a wardrobe. This bedroom has an ensuite bathroom with shower.
The second bedroom has 2 pull out single bunk beds, a wardrobe, a sofa and a bookshelf.

The apartment has 2 bathrooms, one is ensuite to the main bedroom . Both have shower cabins and sanitary fittings. The ensuite bathroom does not have the bidet.

Kitchen

The kitcen is small but fully equipped; refridgerator, dishwasher, oven, stove, cutlery and crockery for six persons.

Policies

Property regulation
- Please respect quiet hours from 22:00 to 8:00.
- Parties are not allowed.
- No smoking is permitted inside the property
- The property shall not be used by more than the number of adults and children listed in your reservation. Please do not invite people into the apartment that are not registered for your stay.
- All guests shall abide by a good neighbour policy and shall not engage in illegal activity.
- Renter must be at least 18 years of age. Guests under the minimum age must be accompanied by a parent.
- No commercial photography or filming is permitted on the property.
- The renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. In case of any damage or issue, please contact us immediately so we can take care of it right away.
Breaking these rules may be penalized by €200.

ARRIVAL:
-Regular check-in is available from 15.00 until 20:00.
-Late check-in is possible: after 20:00 €40 cash is to be paid at check-in after 24.00 € 50 is to be paid in cash at check-in
Please coordinate the check-in details with the contact person 2 days before your arrival.

DOCUMENTS:
- Halldis is required to have all guests provide their personal details, including ID or passport number, and pass them on to the local authorities.

CITY TAX:
- Halldis is required to ask guests for the tourist tax according to the municipal rules: Tourist tax of 6,00€ per person (over the age of 10) per night, for the first 10 nights.

CONDITIONS FOR STAYS OVER 29 NIGHTS
If you are an EU citizen, you will be charged an additional €72 for the contract registration process. We will take care of obtaining a tax code for you.
If you are a non-EU citizen, you will be charged an additional €72 for the contract registration process. Obtaining a tax code may not always be possible. Check-in will only be permitted if we have received official documentation from your employer, proof of participation in a master's degree or course of study, or a self-certification for tourism purposes.

Security deposit
- Halldis is required to ask guests to pay a Security deposit of € 200 for reservations less than 30 days(29 nights) and € 1.000 for reservations longer than 30 days(29 night)

FINAL CLEANING:
To be paid with the rental price and before arrival:
Final cleaning (mandatory): €120,00
Final cleaning (on request) if accompanied by domestic pets: € 40,00

UTILITIES:
To be paid with the rental price and before arrival:(Mandatory) for Reservations for a period longer than 30 days(29 nights) € 200,00/month

In case the customer cancels their reservation, the following cancellation charges will be applied:
- No Penalty if the cancellation is made up to 7 days prior to the arrival.
- 100% of the rental price if the cancellation is made between 6 days and the arrival day or in case of no-show.

The furnishings need some updating and the temperature and pressure of the water in the showers was an issue but Halldis promptly responded to all issues and overall it’s a great apartment. Beautiful views, splendid balcony, very nice location.
